We ensure all executed documents are submitted to your brokerage and meet compliance requirements.
✔ Deadline & Milestone Tracking
We monitor key dates like the option period, financing deadline, appraisal, survey, HOA resale package delivery, and closing, ensuring your file says on track.
✔ Communication with Title
We confirm receipt of earnest and option money, monitor the order and delivery of the survey and HOA docs (if applicable), track the closing package, and confirm funding.
✔ Communication with Lender
We stay in contact to confirm appraisal order and delivery, monitor loan milestones, check for timely delivery of the CD, and follow up as the file approaches Clear to Close.
✔ Communication with Listing Agent
We maintain communication to share drafted amendments, request or provide necessary documentation, ensure disclosures are delivered on time, provide updates, and help keep all parties on track through closing.
✔ Inspection Coordination
We coordinate scheduling of the buyer’s inspection, confirm with the listing agent, and remind them that utilities must be on for the appointment.
✔ Amendment Support
We support amendment drafting throughout the contract period. If specific repair or contract language is needed, just send us the verbiage—we’ll handle the drafting and formatting from there.
✔ Status Updates
You and your clients get access to our client portal for real-time updates and full transparency throughout the process.
✔ Calendar Reminders
We add important dates to your calendar—including inspection, option end, appraisal, and closing—so nothing is missed.
✔ Disbursement Authorization
We request the DA from your brokerage and ensure it’s delivered to title on time.
✔ Closing Day Logistics
We make sure your clients know what to bring and what to expect on closing day. We confirm the appointment, follow up on funding, and coordinate key transfer with the listing agent.
